Athena – BKC, a residential project by Paranjape Schemes Construction Limited, is witnessing robust buyer interest as it approaches completion. Situated close to Bandra Kurla Complex (BKC), the development highlights the rising demand for housing in Bandra, an area steadily transforming into a prominent urban and commercial hub driven by infrastructure growth and proximity to major employment centres.
Conceptualised to align with the evolving preferences of urban homebuyers, Athena combines locational benefits with connectivity and timely execution. Residential projects in this micro-market are increasingly influenced by demand for homes that reduce commute times while ensuring dependable construction progress, access to BKC’s business ecosystem, and clearly defined delivery schedules.
Sharing insights on the project’s performance, Amit Paranjape, Director – Business Development at Paranjape Schemes Construction Private Limited, noted that the development has received an encouraging response, with over 90% of inventory sold within a short period. This, he said, reflects sustained demand for premium housing in Bandra—one of Mumbai’s most established and desirable residential locations. Projects offering direct access to BKC, along with seamless connectivity to the western suburbs and South Mumbai via key routes such as the Western Express Highway and upcoming metro infrastructure, continue to attract both homebuyers and investors.
He further highlighted that in the current real estate landscape, buyers are evaluating properties not just for end use but also as long-term investment assets. Well-connected premium locations like Bandra offer a combination of lifestyle advantages and consistent capital appreciation. Limited land availability, coupled with steady demand from professionals and entrepreneurs, has enabled such areas to maintain resilience across market cycles.
Athena consists of 215 residential units across 1BHK, 2BHK, and 3BHK configurations. As per project data, 197 units have already been sold, leaving only 18 units available. The 1BHK segment has seen complete absorption with all 26 units sold. In the 2BHK category, 155 out of 160 units have been sold, with just five units remaining. Meanwhile, 16 of the 29 3BHK units have been sold, leaving 13 units currently available.
The project’s location at the intersection of the New BKC Link Road and the Western Express Highway places it in close proximity to one of Mumbai’s key commercial zones. Over the years, this micro-market has experienced growing residential demand, particularly from professionals working in BKC who prefer homes that offer shorter travel times while maintaining connectivity to the rest of the city.
Athena also stands to benefit from upcoming infrastructure developments. The nearby underground Aqualine Metro station is expected to significantly improve last-mile connectivity for residents. Additionally, the project is located near the proposed new High Court complex in the BKC area, which is likely to further enhance the importance of this urban corridor.
Designed with a focus on modern urban living, the project includes lifestyle amenities such as a rooftop swimming pool and shared community spaces, catering to working professionals and families alike. Construction progress has remained steady, and the development is expected to be completed within the next four months, with possession scheduled for June 2026.
Athena embodies the development philosophy of Paranjape Schemes Construction Limited’s P-Factor framework, which emphasises quality construction, efficient execution, balanced pricing, and projects located in infrastructure-led growth corridors that can sustain long-term residential value.
